This website is not associated with Mark Westlock or Meramec Valley Properties Management (MVP). I am a former client of the aforementioned that had a horrendous experience with them. I hired Mark Westlock and his property management company, MVP, around March of 2018. I am extremely dissatisfied with his management. I ultimately fired him and his company in June of 2019 after over a year of his deception and mismanagement, resulting in a huge cash loss for my portfolio of rental properties. When I discovered that he had been managing my properties illegally, I fired him immediately. In or around June of 2019 I discovered that Mark Westlock of MVP Management lacked the proper credentials necessary to legally manage properties in the State of Missouri.
I then promptly filed a complaint with the Missouri Real Estate Commission aka M.R.E.C. informing them of Mark Westlock’s misconduct. The M.R.E.C. informed me that they had had multiple complaints of a similar nature against Mark Westlock and his property management company, MVP Management. Further, the M.R.E.C. informed me that, if proven, Mr. Westlock had committed a criminal offense in the State of Missouri by managing properties without the proper credentials. Aside from the fact that Mark Westlock apparently acted illegally by managing my rental portfolio of approximately thirty properties, I had many other reasons to terminate Mr. Westlock’s services. He seemed to use a “bait and switch” scheme in which his property management company was only a front to enable him to coerce his clients into paying inflated and outrageous fees for maintenance and rehabilitation work, of course, provided by Mark Westlock’s other companies. This scheme was pervasive throughout Mark Westlock’s management. Furthermore, he had a habit of not securing vacant properties with an alarm system as instructed, and lied about it when questioned. Along the way he also evicted a long-term tenant of mine without consulting me and/or obtaining my permission.
After I terminated him, he refused to release my portfolio of rental properties to my new property manager until all of his alleged contractors had been paid for their alleged services, valid or not. This was in direct defiance of my instructions to transfer the properties first, and then I would evaluate and pay for verified invoices.
Lastly, Mark Westlock of MVP Management left one of my rental properties in a severely hazardous condition. He removed a second level deck but did not secure or mark as hazardous the entry door to the deck that had been removed. This resulted in a contractor falling from the second level of my property and sustaining serious injuries. I have since been threatened with a lawsuit by the victim’s attorney.
Once again, this website is presented as a public service to hopefully prevent any other rental property owners from having the horrendous experience that I had with Mark Westlock and his property management company, MVP.
